Are you an MRICS-qualified (or equivalent) Rural Surveyor with at least two years’ post-qualified experience, looking to step into a client-side role offering genuine ownership and autonomy?
This is a rare opportunity to manage a large and diverse rural estate of approximately 4,000–4,500 acres as part of High Speed Two Ltd, one of the UK’s most high-profile and nationally significant infrastructure programmes.
Acting on behalf of the Department for Transport, you will play a key role in maximising value, managing risk, and helping shape the long-term future of land and property assets across a complex and evolving portfolio.
The Opportunity
You will join a well-established Land & Property function of over 200 professionals, working within a collaborative team of 11 surveyors responsible for managing around 4,500 acres of rural land alongside a wider portfolio of 1,700 residential, commercial, and rural properties.
Focusing on the rural estate across the Midlands and Northern regions, you will support a growing portfolio as land is handed back following major civil engineering works. Reporting to a Senior Rural Operational Property Surveyor, you will work closely together to manage the full rural estate, giving you real exposure and responsibility from day one.
This is a highly varied, client-side role that goes far beyond desk-based surveying. You will regularly visit sites and farms, building strong relationships with tenants and actively contributing to the effective management and optimisation of the estate.
The role also offers excellent long-term career prospects, with opportunities to progress within the surveying team, move into operational or project-based roles, or explore wider opportunities across the Land & Property function, including acquisitions.
What You’ll Be Doing
- Take ownership of a rural land and property portfolio, ensuring strong commercial performance
- Manage and oversee external agents (e.g. Carter Jonas), ensuring high standards across lettings, rent, maintenance, and disposals
- Monitor performance through KPIs and reporting, driving continuous improvement
- Work closely with acquisition and delivery teams to align with the wider programme
- Oversee day-to-day estate management, including maintenance, repairs, and land use optimisation
- Support budgeting, forecasting, and financial performance tracking
- Ensure legal and regulatory compliance across the estate (including H&S)
- Build strong relationships with stakeholders, including tenants, farmers, and local communities
- Maintain accurate property data and records
About You
You will be a commercially minded and proactive surveyor who enjoys variety, autonomy, and working closely with stakeholders. You will be confident analysing data, producing reports, and managing competing priorities across a diverse portfolio
- Strong analytical and reporting capability
- Effective stakeholder management and influencing skills
- Understanding of property management (leases, rent, maintenance, disposals)
- Knowledge of rural land use and farming practices
- Awareness of legal and financial aspects of property management
- MRICS (or working towards) preferred
Experience
- Background in rural or property management (consultancy or client-side)
- Experience managing agents, contractors, or consultants
- Proven ability to manage stakeholders and deliver outcomes
