Overview

Are you an MRICS-qualified (or equivalent) Rural Surveyor with at least two years’ post-qualified experience, looking to step into a client-side role offering genuine ownership and autonomy?

This is a rare opportunity to manage a large and diverse rural estate of approximately 4,000–4,500 acres as part of High Speed Two Ltd, one of the UK’s most high-profile and nationally significant infrastructure programmes.

Acting on behalf of the Department for Transport, you will play a key role in maximising value, managing risk, and helping shape the long-term future of land and property assets across a complex and evolving portfolio.

The Opportunity

You will join a well-established Land & Property function of over 200 professionals, working within a collaborative team of 11 surveyors responsible for managing around 4,500 acres of rural land alongside a wider portfolio of 1,700 residential, commercial, and rural properties.

Focusing on the rural estate across the Midlands and Northern regions, you will support a growing portfolio as land is handed back following major civil engineering works. Reporting to a Senior Rural Operational Property Surveyor, you will work closely together to manage the full rural estate, giving you real exposure and responsibility from day one.

This is a highly varied, client-side role that goes far beyond desk-based surveying. You will regularly visit sites and farms, building strong relationships with tenants and actively contributing to the effective management and optimisation of the estate.

The role also offers excellent long-term career prospects, with opportunities to progress within the surveying team, move into operational or project-based roles, or explore wider opportunities across the Land & Property function, including acquisitions.

What You’ll Be Doing

Take ownership of a rural land and property portfolio, ensuring strong commercial performance

Manage and oversee external agents (e.g. Carter Jonas), ensuring high standards across lettings, rent, maintenance, and disposals

Monitor performance through KPIs and reporting, driving continuous improvement

Work closely with acquisition and delivery teams to align with the wider programme

Oversee day-to-day estate management, including maintenance, repairs, and land use optimisation

Support budgeting, forecasting, and financial performance tracking

Ensure legal and regulatory compliance across the estate (including H&S)

Build strong relationships with stakeholders, including tenants, farmers, and local communities

Maintain accurate property data and records

About You

You will be a commercially minded and proactive surveyor who enjoys variety, autonomy, and working closely with stakeholders. You will be confident analysing data, producing reports, and managing competing priorities across a diverse portfolio

Strong analytical and reporting capability

Effective stakeholder management and influencing skills

Understanding of property management (leases, rent, maintenance, disposals)

Knowledge of rural land use and farming practices

Awareness of legal and financial aspects of property management

MRICS (or working towards) preferred

Experience

Background in rural or property management (consultancy or client-side)

Experience managing agents, contractors, or consultants

Proven ability to manage stakeholders and deliver outcomes

Why This Role Stands Out

This role offers a genuine move client-side, where you will take real ownership of assets rather than simply advising on them. The scale and variety of the estate are rarely seen in the market, giving you exposure to a unique and nationally significant portfolio.

✔ Client-side ownership – manage assets, not just advise
✔ Massive, unique estate – scale and variety rarely seen in the market
✔ Real impact – help shape land use tied to a nationally significant project
✔ Work-life balance – flexibility, no timesheets, and no expectation of long hours
✔ Variety – from strategic decisions to on-site farm visits
✔ Clear progression – strong pathway to Senior Surveyor

<Location>Birmingham & Hybrid (2 office, 1 site, 2 home)</Location><Telephone>07881022741</Telephone></Job><Job>
Assistant Commercial Manager - Washwood Heath Depot

https://www.charltonrecruitment.co.uk/index.php?option=com_recmgr&view=job&jid=728&Itemid=986
<Ref>HS200275</Ref><JobType>Permanent</JobType><Sector>High Speed Rail</Sector>Midlands, UK<Area2>UK||Midlands</Area2><Area3>UK,,Midlands</Area3><SalaryRange>40 – 50,000</SalaryRange><SalaryPackage>£45 -46,000 + 12% pen + health + 25 days</SalaryPackage><Consultant>Charlton Recruitment</Consultant><Applink></Applink>
andy@charltonrecruitment.co.uk

Location: Birmingham / Washwood Heath (Hybrid – 3 days office/site)

Salary: £40,000 – £46,000 + 12% Pension + Healthcare + 25 days holiday

Progression: Commercial Manager (£60,000 – £70,000 + package)

Project: HS2 Washwood Heath Train Care Depot (£800m – £1bn), 8-year duration

Work on One of the UK’s Most High-Profile Infrastructure Projects

Are you a Graduate or Assistant Quantity Surveyor with experience working on NEC contracts, looking to step into a client-side commercial role on one of Europe’s largest infrastructure programmes?

This is a standout opportunity to join High Speed Two Ltd and play a key role in delivering the Washwood Heath Train Care Depot, a landmark £800m–£1bn project that will become the operational heart of the HS2 network.

Why This Role Stands Out

This isn’t a typical Assistant QS role. You’ll be working client-side, gaining exposure across the full project lifecycle from early design and target cost setting through to construction, commissioning and handover.

You’ll be involved in a truly multi-disciplinary environment, covering civils, structures, buildings, M&E, rail systems, and power - giving you experience that would normally take years to build elsewhere.

There are also genuine commercial “firsts” on this project, including new approaches to compensation events designed to streamline delivery, giving you exposure to modern, forward-thinking contract management practices.

The Project

The Washwood Heath Depot is one of the most complex rail facilities delivered in the UK in recent decades. Delivered over an 8-year programme, it will include major assets such as maintenance buildings, control centres, stabling yards, and operational facilities — all critical to the running of the HS2 network.

The Role

Working directly for High Speed Two Ltd, you will support a Commercial Manager and gain exposure to a wide range of contract administration and commercial management activities. This includes change management through Compensation Events, risk management, cost assurance, payment processes, and commercial reporting.

You will utilise HS2’s contract management system (CEMAR) alongside Excel-based reporting tools to support robust commercial governance across the project.

Duties & Responsibilities

Support the administration and management of contracts to maintain effective commercial control, using CEMAR

Assist with contract administration duties under NEC3 Contract

Support the assessment and valuation of variations and Compensation Events

Assist with the preparation and assessment of interim applications for payment

Contribute to cost assurance activities and financial performance monitoring

Support the review and analysis of supply chain monthly reports

Assist in the preparation of monthly commercial reports and forecasts

Support the resolution and settlement of supply chain disputes

Assist with estimate reviews across all project stages

Career & Development

This role offers exceptional career progression. Around 45% of roles are filled internally at HS2, and with an 8–10 year programme ahead, there are real opportunities to move across different packages (civils, stations, rail systems, rolling stock) and build a long-term career.

Progression to Commercial Manager level is realistic within 2 years, supported by structured development, mentoring, and full support toward professional chartership (RICS, ICES, etc.).

About You

You’ll likely be a Graduate QS, Assistant QS or Ass Cost Manager with around 18 months+ experience, ideally within infrastructure or major projects. Experience working with NEC3/4 contracts (including compensation events) is highly desirable.

You may come from a main contractor or consultancy background and have worked across sectors such as rail, civils, utilities, highways, water, or buildings.

Most importantly, you’ll be a motivated self-starter with a strong desire to learn, develop, and build a long-term career in commercial management within major infrastructure.

Why Join?

You’ll be part of a flexible, supportive, and high-performing environment with a strong culture of development and collaboration. With no rigid long-hours culture, flexible working, and exposure to one of the UK’s most prestigious programmes, this role offers both career acceleration and work-life balance.

If you're looking to step into a career-defining role with real responsibility, exposure, and progression, this is a unique opportunity to do exactly that.

<Location>Birmingham & Hybrid (3 days on office)</Location><Telephone>07881022741</Telephone></Job><Job>
Project Manager (civil/build) - Washwood heath Traincare Depot

https://www.charltonrecruitment.co.uk/index.php?option=com_recmgr&view=job&jid=729&Itemid=986
<Ref>HS200276</Ref><JobType>Permanent</JobType><Sector>High Speed Rail</Sector>Midlands, UK<Area2>UK||Midlands</Area2><Area3>UK,,Midlands</Area3><SalaryRange>70 – 100,000</SalaryRange><SalaryPackage>£70 - 77,474 + 12% Pen + 25 days Hol + Health + Hybrid</SalaryPackage><Consultant>Charlton Recruitment</Consultant><Applink></Applink>
andy@charltonrecruitment.co.uk

You will likely come from a BIM, Digital Engineering, Information Management, GIS, Asset Information or Design Data background within complex infrastructure or major projects.

Most importantly, you will have the confidence to challenge contractors and operate in a highly influential client-side environment.

Open to candidates from Client, Consultants (engineering & technology) and contractors and also open to manufactures.

Ideal Experience Includes:

BIM / Information Management within large infrastructure or multi-disciplinary projects

This is a rare opportunity to join High Speed Two Ltd in a senior technical delivery role supporting the design, integration, and delivery of the £859m Washwood Heath Depot — one of the UK’s most important operational rail infrastructure facilities.

Working client-side within the depot delivery team, you will play a key role in coordinating the Rail Systems delivery across a highly complex integrated railway environment, with the rail systems scope alone valued at approximately £200m.

This is not a pure design consultancy role.

You will sit at the centre of technical delivery, managing interfaces between contractors, supporting assurance activities, and ensuring rail systems are safely integrated, commissioned, and handed over into operation.

The role combines technical engineering, systems integration, stakeholder management, and practical project delivery across one of Europe’s largest infrastructure programmes.
